This is 12 Arcadia as it was drawn, before the site had caught up with it.

A render is, in a sense, a promise made to the client: this is how the light will come in, how the rooms will feel, and how the house will sit in its setting. These images were made while the building was still a set of drawings and a model on the table.

The house is now very close to finished. In the next few weeks we will share photographs of the real thing, and you will be able to see for yourself how closely the building has kept that promise.

The model is the first moment a building can be walked around, and for 12 Arcadia that moment came on the studio table.

At this scale the furniture is not yet the point. What matters is the volume: the proportions of each room, how one space opens into the next, and how the house sits on its site. Those proportions were settled here, long before anything was built, and the finished house now rests on them.

A model is also how a client first sees their home before it exists. It is something you can lean over, turn around and talk about together, and that is often where the most useful conversations happen.

We wanted to begin the story here, because this is where a house really begins. Long before there is a finished room to photograph, there is a line on a sheet of paper and a series of careful decisions about how the house will be lived in: where the light arrives in the morning, where people will gather, and where they will want a little quiet.

Over the coming weeks we will share how 12 Arcadia came together, from these first drawings and the model to the site and, finally, the finished and furnished house. We hope you will follow along with us.

From concept to completion.

Swipe through to see how each moodboard came to life at The Cole—moving from a carefully considered palette of warm woods, natural stone, tactile fabrics and refined brass details to the finished guest spaces.

Every material, texture and finish was chosen to create interiors that feel calm, layered and effortlessly luxurious, while reflecting the warmth and character of their coastal setting.

Moodboard → finished space. This is the designer’s eye.

Some spaces invite you in. Others make you want to stay.

Over the years, Inhouse Design Studio has partnered with hospitality brands across Cape Town to create dining environments that feel distinctive, authentic and memorable.

Every restaurant has its own personality, audience and story. Our role is to translate that into a physical experience, considering everything from spatial planning and customer flow to lighting, finishes, acoustics and atmosphere.

The result is never a one-size-fits-all solution. It’s a carefully curated environment designed to support the brand, enhance the guest experience and create moments people want to return to.
Because in hospitality, the space is part of what’s being served.

When a globally recognised brand trusts you with their space, every detail matters.

At Inhouse Design Studio, we were appointed to manage the fit-out installation, coordination, and zone planning for Emirates' offices in Cape Town.

Working to the client's specific requirements, the project called for careful planning, precision, and seamless ex*****on from start to finish.

The result is a well-resolved, professional workplace that is fully aligned with Emirates' operational needs and upholds the brand standards expected of one of the world's most recognised airlines.

Projects of this nature reinforce our belief that exceptional design management is as critical as the design itself. When the brief is clear and the ex*****on is disciplined, the space speaks for itself.

Designing for the wellness sector is about more than aesthetics — it’s about creating environments that support performance, recovery, and restoration through intentional spatial design.

At Inhouse Design Studio, we recently completed a new wellness-focused environment in Cape Town, carefully crafting a space that balances functionality with calm, refined simplicity.

Every design decision was guided by the user experience, resulting in a cohesive environment that feels restorative, considered, and elevated throughout.

This project reflects our approach to wellness and hospitality design: creating spaces that actively shape how people feel, move, and experience their environment.
