Hillsborough County Enhances Standards for Short-Term Rentals
Hillsborough County has just rolled out new requirements for short-term rentals, impacting hosts and property owners throughout our area. If you own or manage a short-term rental, you’ll now need to register your property, pay a $200 annual fee, ensure your guests adhere to the guidelines, and be ready for fines if violations occur. Plus, a 24/7 contact must be available for any complaints. The county plans to review these changes 90 days after they take effect. As someone who guides clients through every aspect of Tampa Bay real estate, I’m always keeping an eye on how local regulations evolve—especially when they affect your investment or homeownership goals. Navigating these updates is just one part of my commitment to making your experience seamless and informed.

Federal Law Could Reshape Florida Manufactured Homes | Your Real Estate Update with Nicole Annicelli
As someone who’s spent years helping clients navigate the unique ins and outs of Tampa Bay real estate, I’m always keeping an eye on changes that could impact home options—especially for those considering manufactured homes. A new federal law is on the horizon that could have a real effect here in Florida: it raises insured loan limits and expands the federal definition of manufactured housing, now including homes not built on permanent chassis. Over the years, Florida has already strengthened its standards—think of the tighter wind rules after 1992—which has led to better quality homes, though it’s also added to the costs. The recent increase in insured loan limits is particularly important for buyers, since manufactured-home financing has historically come with higher borrowing costs compared to traditional homes. Supporters of the new law say removing the chassis requirement could open the door to more flexible designs, especially for homes on permanent foundations or infill lots, though zoning rules still play a big role in where these homes can go. Ultimately, how these changes shake out in Florida will depend not only on new federal standards, but also on local rules around financing, inspections, and permitting—all of which continue to shape what’s possible and affordable for buyers in our area.

Florida Luxury Condos Are Rising Across the State | Your Real Estate Update with Nicole Annicelli
It’s an exciting time for Florida’s luxury condo market, with sleek new towers rising from the east coast to the west—including right here in Tampa Bay. Developers are meeting the needs of affluent buyers who value not just high-end amenities, but also those exceptional locations and long-term appeal. While many of these residences start at $1M or higher, there are also beautiful options in places like Miami and St. Petersburg that begin in the $500Ks and $600Ks, all designed to impress with stunning views and lifestyle perks. The development pipeline stretches well into the next decade, with major projects in Daytona Beach Shores, West Palm Beach, Sarasota, and Naples expected through 2031. As someone dedicated to guiding clients through every corner of Tampa Bay’s diverse real estate landscape, I continue to see buyers prioritizing quality and confidence in their investments—trends that are only growing stronger statewide.

Hillsborough County considers new rules for short-term rentals
As someone who works closely with both buyers and sellers throughout Tampa Bay, I’m always watching for local changes that could impact our real estate landscape. Hillsborough County is currently looking at new guidelines for short-term rentals—this could mean owners will need to register their properties, pay a $200 annual fee, and have a 24/7 local contact available to respond to neighborhood concerns. While there’s no talk of an outright ban, these updates reflect just how quickly the rental market is evolving. Staying informed about these shifts is key, whether you’re investing, selling, or considering a move in our community.

Florida Luxury Condo Pipeline Expands | Your Real Estate Update with Nicole Annicelli
As someone who lives and breathes real estate in Tampa Bay, I’m keeping a close eye on the impressive expansion of Florida’s luxury condo market. Developers are rolling out new towers across the state—from the east and west coasts all the way down to South Florida—aimed at buyers seeking something truly special. In many of these developments, entry prices start at $1M or more, with West Palm Beach and Naples commanding even higher figures. But it’s not just the ultra-high-end: Miami and St. Petersburg are seeing exciting new options in the $500K–$600K range, still prioritizing incredible views and standout amenities. With completion dates stretching from 2027 through 2031 in places like Daytona Beach Shores, West Palm Beach, Sarasota, and Naples, it’s clear the pipeline is built for the long run. Industry leaders continue to see strong demand, but today’s buyers are more discerning than ever—focusing on prime locations and lasting value. Navigating these choices is what I love most: finding the right fit for my clients and making sure they feel confident about their investment in the Tampa Bay market and beyond.

First American report reveals dynamic regional housing shifts
The latest First American report highlights how our housing market continues to evolve differently across regions. While national consumer house-buying power dipped 0.3% in the last month, it still climbed 6.8% over the year, shaped by shifts in income and mortgage rates. Median income is up 3.2% year-over-year, and home prices now stand an impressive 66.7% above their 2006 peak—with notable variations depending on location. In Tampa Bay and surrounding areas like Riverview, I’m seeing firsthand how these numbers translate into real opportunities and challenges for buyers and sellers. Each neighborhood has its own unique market movement, and that’s where local expertise really matters.

Orlando and Tampa Innovate Solutions for Affordable Housing
As someone who lives and works in the Tampa Bay real estate market, I see firsthand how affordability remains a challenge in our cities—especially in places like Orlando and Tampa. Recent data shows that Orlando, for example, will require 58.4% more income for the median home by 2026. All 12 Florida cities studied are currently considered unaffordable. However, projections indicate that by 2031, as incomes rise faster than housing costs, several of our cities could finally become more accessible to homebuyers. I’m always focused on helping buyers and sellers navigate these shifts and find the right fit, no matter the market changes.
