When you`re buying a home, there are some fees that you`ll have to pay on closing day. These closing costs run between 2% and 5% of your loan amount, depending on how much you put down and your individual situation.

I know that talking about the cost of buying is a little bit awkward, but I`d rather have my clients go into the process informed. No one likes that kind of surprise!

The good news about closing costs is that you can often roll those fees into the price of the loan, so you`re not paying for them out of pocket. I can help you with the details of that.

You probably know that an inspection is part of the selling process. But what happens after that? What if the inspection finds something that the buyer wants repaired?

Sure, you can try to do the repair yourself if you know how, or you can hire someone. But another option that you have is to get a quote for the work, then offer the buyer a credit for that cost. This option saves you time and means that you don`t have to come up with the money for the fix. As your agent, this is something I can negotiate for you.

A pre-inspection might seem like overkill, but nowadays, they`re a good idea unless you`re sure that your home won`t need any repairs requiring a contractor or a lot of materials.

Because the supply chain is still a mess, repairs can take a long time, so it`s better to catch potential issues early. A pre-inspection is basically the same home inspection that a buyer would do, but you do it before listing. That way, you can address issues before you list and sell faster. You don`t want your home sitting on the market while you address repairs -- that can hurt its value!

When you`re getting ready to list a home, you know that you need to declutter, but I strongly discourage my clients from putting everything into closets and pantries.

You have to think from the buyer`s perspective. They will want to know about things like closet space, which means they`re likely going to open up the closets and pantries to get a feel for the size. If they`re crammed full of stuff, that`s a ding against your home.
