MARKET UPDATE 🏡
As we head into fall, the Pell City real estate market is giving buyers a little more breathing room while still showing plenty of activity.
According to Realtor.com, Pell City had 191 active homes for sale in August. The median listing price was $387,400, while the median sold price was $295,000. Homes spent a median of 56 days on the market, which is actually about 24% faster than this time last year.
Another number worth watching is the sale to list ratio. Homes in Pell City sold for about 98% of their asking price on average in August. Realtor.com currently classifies Pell City as a buyer's market, meaning the number of homes available is greater than current buyer demand.
For buyers, that can be good news. There are opportunities to take your time, compare properties, and have meaningful conversations about price and terms. That does not mean every seller is ready to negotiate significantly, especially when a home is priced correctly and shows well, but buyers generally have more choices than they did during the extremely competitive markets of recent years.
For sellers, buyers are still purchasing homes, but they are paying closer attention to condition, price, and value. A strong first impression and a realistic asking price matter. The homes that make sense for today's buyer can still attract serious interest.
The broader Alabama market also remains active. Alabama REALTORS® reported 6,680 home sales statewide in August, up 10.6% from August 2025. Active inventory increased 7.5% from a year ago, and the state had about 4.6 months of housing supply.
My biggest takeaway for Pell City right now is that this is a market where preparation matters. Buyers have more options, and sellers need to understand how their home compares with the competition.
