Part 1 of my “Things to know when you’re buying a home in Florida”

When you’re interviewing a Broker or agent ensure they know how to read an Inspection report to ensure they are negotiating appropriately for you so you don’t end up paying more than you have to for insurance. 😉

Important Items to check
1. Does the property have impact windows or shutters, so that all glazed openings are closed so you get the wind mitigation discount? This includes garage doors FYI.
2. Does the property have cast-iron pipes or PVC?
3. How old is the roof?
4. Does it have single, double straps, clips, or toenails?
5. Does it have an old electric panel whose company is no longer in service? Many insurance companies will not ensure you. If you have a Zinsco or Federal Pacific electric panel.

Know anyone buying, selling, or relocating? Experience and education matter. I’m a Broker Associate not just an agent.
