BRIGHTON’S BLAYDEN BLUES. MERIDIAN CITY COUNCIL UNANIMOUSLY REJECTED BLAYDEN SUBDIVISION – A MUCH SMALLER DEVELOPMENT THAN IBAIA/BASQUE RANCH - IN OCTOBER 2024 CITING TRAFFIC PROBLEMS ON BLACK CAT ROAD. SINCE 2024 PROJECTED TRAFFIC ISSUES ARE MUCH WORSE.

In October 2024, the Meridian City Council unanimously rejected a development named “Blayden” brought by Trilogy Development. Meridian Planning and Zoning also rejected the project.
According to the press, Blayden would have been a 38-acre development with 312 apartments, 10 townhouses and four commercial lots. IBAIA/Basque Ranch is almost 600 acres and would theoretically see nearly 1,300 homes built there.

According to Boise Dev: “The council members cited the lack of infrastructure in the area, traffic problems, and timing of the project as reasons for the denial.” Councilwoman Liz Strader said “I hate adding a ton of housing in very close proximity to a two-lane road. That troubles me.”

Councilwoman Strader’s observation is spot on and her comments should inform the Council as they consider IBAIA/Basque Ranch for two reasons!

First, how is the Black Cat Road traffic situation gong to improve – even if lanes are ultimately added – when 1,300 homes from IBAIA/Basque Ranch - Pollard East’s expansive medical office/hospital/professional office/residential development – Boise Co-Op – and an event Center in Aldape Park going to make Black Cat any more functional??

Second, Councilwoman Strader mentions increased strain on a “two-lane road”. Jayker Way, which is a two-lane road, will never be able to be expanded – is a winding road through Spurwing – and would lead to the most-dense part of IBAIA/Basque Ranch (152 55+ homes on an average of 0.11 acres each) - how will this two-lane road absorb thousands of trips each day?

City or Meridian Planner – Planning and Zoning – City Council – please tell Brighton to stick to the Meridian Comprehensive Plan: Low-Density Residential: “This designation allows for the development of SINGLE-FAMILY HOMES ON LARGE AND ESTATE LOTS at gross densities of three dwelling units or less per acre RESPECTING AGRICULTURAL HERITAGE, RECOGNIZING VIEW SHEDS AND OPEN SPACES, AND IMPROVING THE OVERALL ATMOSPHERE OF THE AREA."
