Clearly, some of us are doing our part to keep that average alive. 😂

1301 Baldwin Street, Harlan is back on the market. This home has a storybook curb appeal. The charm and character is clear, and it has been a home loved by its family since 2013.

This home had an immediate offer when first put on the market at the beginning of August, but after an inspection, the potential buyer decided not to continue. This presents a second chance.

The owner believes in transparency and would like to share some of the things that do not meet the eye in a showing. While the inspection noted foundation items, which can be a big concern, the current owner hired Thrasher for their expertise in the situation. In 2009, the prior owners had a Geo-Lock wall anchor put in as well as a Triplesafe waterproofing system and SaniDry dehumidifier.

Later on, the current owner observed movement in the foundation, and he hired Thrasher again to secure and repair. As a result, in 2016, the owner invested in having Trasher install more Geo-Lock wall anchors and plates, a ShotLock powerbrace bridge, and brackets that stabilized the movement observed. The invoices and Thrasher’s guaranties are all happily shared. The owner has not had problems since.

During the purchase agreement, an appraisal also had the home appraised well over the Beacon Assessor value of $242,243 at $280,000. While there are updates and repairs of a loved and lived in old home, the Seller has invested into the larger projects of the home and is selling As-Is. All reports, repair invoices, and appraisal forms are available for interested buyers.
