We've all seen buildings being demolished, but who's seen a building be deconstructed?

Deconstruction isn't a new idea, but it is more rare-- due to the lengthy time it takes compared to old-fashioned demolition. We're talking months compared to weeks.

However, the idea is building in popularity for a few reasons. First, it's much more environmentally-friendly. Almost all materials can be donated and reused, saving waste from ending up in the dump. And it could actually be cheaper in the long run! When property owners donate the used materials, they receive tax breaks that offset the deconstruction costs.

Spring has sprung in Chicago!! Although the weather has taken a rainy turn, here are some tips to enjoy yourself this weekend:

1. Ready to pull out your green thumb? Head to the newly-opened in Albany Park to pick up your next plant baby or two 🌿

2. I'm still thinking about this mochi donut I had at .restaurant in Lakeview. Super cool decor and delicious bites makes for a fun outing for the whole family!

Who's been working from home during the pandemic? 🙋‍♂️

As cases decline, many folks are heading back into the office-- but many more are planning to work from home for the foreseeable future.

According to a January Pew Research Center survey, 59% of U.S. workers are working from home all or most of the time. Since 2020, the share who say they have relocated away from the area where they work has increased from 9% to 17%.

Small towns in the Midwest are using this to their advantage, attracting folks to move away from cities and enjoy the affordability and relaxed pace of a small town community. The pandemic is giving us freedom to live out our dreams.

As of last week, Illinois is one step closer to remedying racial bias when it comes to home appraisals. HB 4410, a bill that passed the IL House on March 4th, would set up a “real estate evaluation task force” that would investigate if there are patterns of racial bias in appraisals and recommend solutions.

Lowball appraisals of Black-owned homes are “directly connected to the disinvestment, the poverty and the lack of interest” in majority-Black communities, said Rep. Lamont J. Robinson, D-5th, one of five House sponsors of the bill.

We must work towards true equality in the real estate industry.

We've noted before how Chicago is undergoing record growth in the housing market... but did you know that nationally, we are actually seeing below average growth?

Nationally, home prices are up 18.8% compared with 12% in Chicago. Some cities, like Phoenix, are seeing home prices up 33%!

There are lots of opinions about whether the slower growth in Chicago is a good or bad thing. On the one hand, slower price growth means more affordability. On the other hand, slower growth means that Chicago homeowners aren't building up wealth at the same pace as the rest of the country. That could make it harder to afford the next move if your current place hasn’t built the same level of equity.

While the general real estate market is booming, the commercial real estate market is still lagging behind-- especially in the hospitality industry.

The recovery from COVID is happening much more slowly in Chicago than other cities. The main reason is that the Chicago hotel industry relies heavily on business travelers and convention attendees. Unfortunately, people are still not working in person, and while McCormick place is back open for business, convention numbers are still lagging.

Add in increased crime in the city and leisure tourists may also be deterred from paying Chicago a visit.

Here's to hoping 2022 is a better year!
