GFCI AND AFCI PROTECTION ARE NOT THE SAME THING — AND BOTH MATTER.

A GFCI receptacle or breaker is designed to reduce the risk of electrical shock. It is commonly installed in kitchens, bathrooms, garages, crawlspaces, exterior areas, and other locations where moisture may be present.

An AFCI breaker is designed to detect dangerous electrical arcing caused by damaged wiring, loose connections, or deteriorated electrical components. These conditions can increase the risk of an electrical fire.

During a home inspection, accessible GFCI and AFCI devices are tested when conditions allow. Common findings include devices that will not trip, will not reset, are improperly wired, or are missing from areas where this protection is expected.

These electrical safety devices can fail without any visible warning. Testing them periodically is a simple step that can help protect the occupants and the home.

Water follows the path of least resistance.

A small gap in flashing can lead to years of hidden moisture damage.

During a recent coastal NC home inspection, we observed what appeared to be deteriorated flashing around a roof pe*******on.

The visible evidence suggested potential moisture intrusion in the surrounding wood framing area. Flashing that shows signs of separation or wear can create pathways for water entry, and when moisture reaches wood components, it often creates conditions conducive to deterioration that may not be immediately visible from inside the home.

This is why visual inspection of exterior roof components is so important during the home buying process.

Based on these observations, we recommended the buyer have a licensed roofer evaluate the flashing system and assess any underlying wood components that may have been affected by moisture intrusion.
