Madison, Tennessee - $625,000 - 4 beds, 3 baths - 2,634 sq ft - 1962

Okayyy Madison! 🤩 This one has clearly been in the hands of owners who get it. Lots of original mid century goodness still intact, including the hardwoods, vintage tile, wood details, built-ins and two fireplaces, but with the big-ticket updates already handled and a beautifully redone lower level. And did I mention it sits on nearly an acre?! Such a great mix of vintage character and actually thoughtful renovation. šŸ’–šŸ” More details and photos in the listing: https://bit.ly/3Ugvl6o

A 1955 Tennessee time capsule, held by one remarkable family for more than 70 years, is heading to auction.

The Zager Estate in Bristol is far more than a sprawling mid-century ranch. It was the longtime home of Victor and Muriel Zager, whose lives reached from East Tennessee manufacturing and military service to journalism, literature, philanthropy, and decades of world travel. Muriel was also one of the first women to work as a foreign correspondent, later drawing on those experiences in five novels.

Their U-shaped home remains astonishingly intact, with original tile bathrooms, extensive built-ins, skylights and clerestory windows, walls of glass, a vintage intercom system, and not one, not two, but three stone fireplaces. A dramatic stone atrium wall, private primary-suite deck, screened porch, and 2.1 tree-shaded acres complete the picture.

After seven decades in the same family, this rare piece of Bristol history is ready for its next chapter. And yes, it is going to auction.

Funny how timing works. A couple of weeks ago, while visiting Chattanooga, I took a quick detour to see the Shavin House and snapped this photo from the road. Today I learned Tennessee’s only Frank Lloyd Wright-designed home is on the market for $1.6 million.

It’s always a little bittersweet when an architectural icon changes hands, but here’s hoping its next owners are thoughtful stewards of this remarkable home.

Note: As of this posting, the Frank Lloyd Wright Building Conservancy’s link to the official MLS listing doesn’t appear to be working on my end. https://savewright.org/building/shavin-house/

Memphis, Tennessee - $174,900 - 3 beds, 2 baths - 1,909 sq ft - 1963

✨ Mid-century potential in Memphis! ✨
This 1963 ranch is not a pristine time capsule, but it is absolutely speaking our language. Clerestory windows, a handsome brick facade, a decorative brick fence, a semi-circular driveway and exterior accents in classic Cherokee Red give this one some very satisfying mid-century curb appeal right from the start.

The kitchen and bathrooms have been updated, but thankfully the house itself has not lost the plot. There is a confidence to the way the spaces connect, and enough surviving mid-century details to remind you what this place was aiming for in 1963. The galley kitchen is very much of its time, shaped by postwar efficiency studies and modernist planning that treated kitchens as focused workspaces rather than visual centerpieces. Original hardwood floors remain, some original light fixtures are still hanging on, and a built-in room divider quietly defines the interior. The living space is anchored by a classic floor-to-ceiling brick fireplace, exactly the kind of feature mid-century homes were designed to gather around. Add in the in-ground pool and it is not hard to imagine the kind of backyard cocktail parties and weekend barbecues this house was built for.

At $174,900 it’s the kind of price point that actually leaves space to do right by the house. So what stays, what goes, and what gets gently course-corrected? More details in the listing: https://bit.ly/4khMoOj

Chattanooga, Tennessee - $1,499,000 - 6 beds, 9 baths - 9,500 sq ft - 1962

This mansion is a beautiful bit of MCM tucked within other structures. The MCM portion (probably a normal-sized house when it was built in the 60s) is quite gorgeous. The listing says it was designed by Chattanoogan architectural firm Hunt-Caton & Associates. That seems a bit odd since that firm was mainly a commercial design firm. It’s possible that one of the draftsmen who worked there was moonlighting on the side and helped design the original house. Anyway, lots of neat detailed shots and additional photos in the listing: https://bit.ly/4ko2gy8

Sad to share that this mid-century gem, a Hotpoint Living-Conditioned House designed by Bruce McCarty, has been quietly sold off-market to what appears to be a commercial developer. Its future is uncertain, and the quiet nature of the sale raises real concerns about the loss of another piece of our mid-century architectural heritage. 😢 Attached is a 2016 post from about this home.

Still on that lade modern train. I don’t even know what to say about this house. It looks like it was custom built, the layout is wild, the home is mostly untouched. There’s carpet and wallpaper everywhere...man. Just, click through the photos. Lots more in the listing: https://bit.ly/4jc1yUw
